For those not familiar with how the process works. When someone wants to build something that doesn’t fit within the requirements for current zoning, an application must be filed with the county to change zoning. That person becomes the petitioner (developer). Planning & Zoning then reviews the app & will make a recommendation to Board of commissioners. P&Z may just follow what’s in the app or may make suggestions to change. Then at the P&Z meeting they will vote on this to decide what to recommend to the board of commissioners, with or without changes or to deny. This is only a recommendation. The BOC may accept (approve) or vote to deny the application.
What occurred last night was that P&Z had made recommendation for changes due to a couple of reasons. The recommendation only comes out the week before the meeting as it takes time for their review. The petitioner gets this at that time, which at same time it becomes available to the public (and I can share with yall). The petitioner only has a few days to review before the meeting & last night they wanted more time to review so they asked the P&Z board to table(delay) the vote for 60days in order to review. Therefore it will not come before the BOC Tuesday March 5th.
A couple different scenarios can occur. At the April P&Z it may come back as the same proposal .. Or the developer may make changes to comply with the recommendation. If they make changes outside their plan or different than the recommendation I would think the whole review process would begin again.. Or the petitioner may completely withdraw his application.
Now for my thoughts.. I believe the developers want to review a few things. If they think there is enough profit to accept the changes, the odds of their original design vs the changes passing the BOC vote, or scrapping the original plan & starting over.
Now we have to just wait & see what the answer will be. We may not know anything till the meeting or the developers may make their decision public before then. Waiting game.
